Design | Bid | Build

A traditional project delivery method typicaly involves three main phases: Design, Procurement and Construction. It is generally most appropriate for projects with lower complexity and well-defined requirements. The design and construction responsibilities are handled under separate contracts and the construction contractor is selected after the design is completed. Often based primarily on cost.

PROS:
  • Owner controls design and construction via separate contracts
  • Design changes easily accommadated prior to start of contstruction
  • Design is completed prior to construction
  • Construction cost is fixed at contract award
  • Low bid cost, maxiumum competition
  • Relative ease of implementation
