In this project delivery approach, a construction manager is engaged early to provide advisory and pre-construction services during the planning and design phases. During the construction phase, the manager assumes responsibility for delivering the project, similar to a general contractor, and holds the trade subcontracts while taking on the associated performance and cost risks.
