Construction Manager

In this project delivery approach, a construction manager is engaged early to provide advisory and pre-construction services during the planning and design phases. During the construction phase, the manager assumes responsibility for delivering the project, similar to a general contractor, and holds the trade subcontracts while taking on the associated performance and cost risks.

PROS:
  • Qualification and pricing based selection
  • Transfer responsbiity and some risk from owner to contractor
  • Construction cost known and fixed during design
  • Contractor has control of construction and trade partners
  • Construction may overlap design, reducing project schedule
  • Alows for contractor input on design, value engineering and life-cycle costs
  • Early price guarantee
